Our rental homes rarely become available & when they do, they rent really fast. We are not in the rental application business and we do not want you spending your hard earned money on a background check only to determine that there are no vacancies. Approval of an application is based on 7 factors:

7. Pet Criteria & Verification
It is Betty Realty’s policy that applications must be complete and all fees paid prior to submission for consideration. This means that if two or more adults are applying to live together at the same property, we must receive
complete applications for all adults before anyone’s application will be submitted for consideration. All completed applications are processed during the business hours listed above during the application acceptance period for each property.
In Order to Apply, Each Adult Must Provide:
1. A complete Apartments.com application for the property you are seeking to rent
2. A complete Credit Report and Background Check through Apartments.com (which requires payment of $39.99 per person)
3. Valid Driver’s License or other Photo ID for each Adult applying
4. Verifiable Proof of Income (Minimum 2 months of paystubs or 2 years of tax
returns if self-employed/1099 & bank statements)
5. If you have a pet, proof of type, breed and size (usually through veterinarian
record and picture)
General Rental Criteria
Two Years of Good Rental History: Forcible Entry & Detainers (Evictions) will not be accepted under any circumstance. No history of any damage to the residence, or an outstanding balance due to a previous landlord. We require a reference from your current landlord. If you have no rental history, you must pay a double-deposit.
Verifiable Gross Income: Minimum of 2 ½ times the rent charged on the property.
Criminal Background Check: Residency may be denied due to criminal history.
Credit History: Credit history cannot have any outstanding balances to a landlord or utility company or active bankruptcy that has not been discharged. Residency may be denied due to poor credit history. Contingent on your credit score, an additional Security Deposit will be required. All lease holder’s credit scores are averaged.
Credit Score below 550 will be declined.
Credit Score 551-600: Two times Security Deposit will be required due to Credit Score.
Credit Score 601 or higher: No additional Security Deposit will be required due to Credit Score.
Credit Score - No Credit Score: Two (2) times Security Deposit will be required due to Credit Score.
Cosigners are eligible to help increase your credit score if needed. Qualified co-signer’s Credit Score must be a minimum of 700 or higher.
Upon Approval:
Applicant(s) will be notified by email using the email on your application. Once your application has been approved you will have 24 hours to submit the non-refundable Holding Fee, which will become your (refundable) Security Deposit
when you sign the lease and move in.
Property Condition:
Applicant is strongly encouraged to view the property prior to applying and signing any lease. Landlord makes no express or implied warranties as to the property’s condition.
Criminal Background Criteria:
Convictions for the following crimes will result in disqualification from residence for 7 years after the completion of applicant’s sentence:
First Through Third Degree Murder
First Through Third Degree Assault
Kidnapping
First Through Fourth Degree Criminal Sexual Conduct
Arson
Harassment and Stalking
Second Degree Manslaughter
Criminal Vehicular Homicide or Injury
Simple or Aggravated Robbery
Any Felony Drug or Narcotics Convictions
False Imprisonment
Carrying a Weapon Without a Permit or Any Other Weapons Conviction
Felony Theft
Felony Forgery
Felony Burglary
Terrorist Threats
Felony Controlled Substance
Any Attempt to Commit One of the Above Crimes
A Conviction in Another Jurisdiction That Would Be a Violation of the Above
Crimes.
Convictions for the following crimes will result in disqualification from residence for 5 years after the completion of applicant’s sentence:
Non-Felony Violation of Harassment and/or Stalking
Fourth Degree Assault
Any Misdemeanor Drug or Narcotics Conviction
An Attempt to Commit One of the Above Crimes
A Conviction in Another Jurisdiction That Would Be a Violation of the Above
Crimes
Pet Policy:
Betty Realty has a very basic pet policy. Most of our properties allow pets. We
understand that a pet plays a significant part in many people’s lives, so we strive to allow most animals in most of our rental properties. Please make sure to ask if the property that has caught your eye accepts pets. Pet Screening Profiles are required for all animals looking to be accepted in one of our properties. Pet Screenings can be completed by going to: https://bettyrealty.petscreening.com . The only general restriction we have is that your non-caged pet must be one year of age or older. We are willing to work with some puppies and kittens depending on age and training and the general application information of their owners; however, this is handled on a case by case basis. Regardless of prior consent, Betty Realty reserves the right to have any pet removed from the property if it is determined that the pet poses a threat to the safety or condition of the property or any people in the property or the community.
Betty Realty charges pet rent each month for each of your pets with a maximum of two animals. The term “pet rent” is simply rent you will pay for the allowance of your pet to occupy the rental unit with you. Pet rent is charged monthly and is paid with your rent. Betty Realty also charges a processing pet fee of $250 per animal. This is a one-time flat fee. Betty Realty requires all residents with pets to have approved rental insurance.
Breeds that are not accepted: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies, and any mix with those breeds.
General Terms and Conditions:
The following are some of the general terms and/or conditions that are required when renting from Betty Realty:
Smoking of any kind (including vaping) is prohibited inside any Betty Realty
property.
All residents are responsible for replacing the batteries in their smoke and/or
carbon monoxide detectors every six months.
Residents that are responsible for paying their own utilities will be required to
have the services turned on in their names within three days of lease
execution.
